전통적으로 로우테크 산업이었던 부동산 산업이 4차 산업혁명의 핵심 기술인 사물인터넷, 클라우드 컴퓨팅, 빅데이터, 모바일과 인공지능 등의 IT기술과 만나 새로운 프롭테크 서비스를 만들고 있다. 인공지능을 활용한 부동산 가치평가는 프롭테크 산업에서 관심이 많은 기술로 정보의 비대칭성이라는 부동산 시장의 고질적인 제약을 극복하는데 기여하고 있다. 본 연구에서는 프롭테크의 주요 사례를 바탕으로 서비스 동향 분석과 인공지능을 활용한 가치평가 서비스에 대해 심층적으로 고찰한다. 연구의 결과는 프롭테크에 대한 이해를 돕고, 향후 프롭테크 연구자들이 가치평가에 관한 추가적인 연구를 하는 데에 도움이 될 것으로 기대한다.
The real estate industry, which has traditionally been a low-tech industry, is creating new proptech services by combining IT technologies such as the Internet of Things, cloud computing, big data, mobile and artificial intelligence, which are the core technologies of the 4th industrial revolution. Real estate valuation using artificial intelligence is a technology of great interest in the proptech industry, contributing to overcoming the chronic constraint of the real estate market such as information asymmetry. In this study, based on major cases of proptech, service trend analysis and value evaluation service using artificial intelligence are considered in depth. It is expected that the results of the study will help understand proptech and help proptech researchers to conduct additional research on valuation in the future.
