최근 4차 산업혁명으로 새로운 기술이 각 분야에 적용되면서 커다란 변화가 일어나고 있다. 이와 같은 기술의 진보가 부동산 산업에도 적용되어 프롭테크(PropTech) 분야가 떠오르고 있다. 더불어 부동산 시장에서 지속적인 가격상승으로 인하여 대중적인 관심이 높아지면서 각종 부동산 상품에 대한 수요가 급증하고 있다. 이로 인하여 국민들은 부동산에 대한 정보를 얻기 위한 플랫폼부터 금융권 대출까지 많은 관심을 가지게 되었고, 부동산 시장의 거래가더욱 활발해지며 국내 프롭테크 시장 또한 함께 성장하는 계기가 마련되었다. ㈜빅밸류는 핀테크와 프롭테크 분야를 융합하여 이를 사업화한 스타트-업 기업이다. ㈜빅밸류는 부동산 거래 시연립 및 다세대 주택이나, 소규모 아파트 등에 대해서 정확한 시세를 알기 어려운 점과 이로 인한 담보대출 기준가격이 없어 매수자들의 시장에 대한 정보의 부재와 더불어 개인과 금융권 간에 문제가 발생하는 것에 착안하여 이러한 문제를 해결하고자 부동산 시세 자동산정 솔루션을 개발하고 플랫폼을 통하여 고객을 유치함으로써 성공적인 사업화를 통하여 지속적인 성장을 하고 있다. 따라서 본 사례연구는 4차 산업혁명에 따라 떠오르는 프롭테크 분야의스타트-업 기업인 ㈜빅밸류의 비즈니스 모델을 통하여 프롭테크의 정의와 유형, 그리고 부동산 가치평가 시스템에대해서 살펴보고, ㈜빅밸류의 기업 개요, 사업구조 및 주요 고객, 성공 요인과 미래 과제를 고찰해보고자 한다. 본 사례연구를 통하여 프롭테크 분야의 스타트-업 기업에 대한 비즈니스 모델을 고찰함으로써 프롭테크와 가치평가 시스템에 대한 이해를 도움으로써 향후 프롭테크 분야의 부동산업 관련 종사자와 더 나아가 감정평가사들의 역량향상에 교육적으로 이바지하고자 한다. 또한, 정책적으로는 본 연구를 통하여 프롭테크의 가치평가 시스템이 앞으로나아가야 할 방향성을 제시하여 감정평가 제도가 더욱더 효율적이고 체계적으로 개선되는데 일조하고자 한다.
With the recent fourth industrial revolution, new technologies have been applied to each field, and major changes are taking place. Such technological advances have also been applied to the real estate industry, and the proptech sector is emerging. In addition, the demand for various real estate products is soaring as people’s interest increases because of the continuous price hikes in the real estate market. Therefore, people have become more interested in the platform to obtain information on real estate, from lending to the financial sector. Moreover, the real estate market has become more active and the domestic proptech market as also grown. The Big Value Company is a start-up company in the fourth industrial revolution that commercializes fintech and proptech by converging them. This company has developed an automatic real estate valuation solution and attracted customers through its platform to solve the problem, considering the limited information on the real estate market because of lack of collateral standard prices. Therefore, this case study examines the definition and type of proptech and the real estate value evaluation system through the business model of the Big Value Company, including the company outline, business structure and major customers, success factors and future challenges. This case study will help in understanding the proptech and real estate valuation system by considering the business model for a start-up company in the protech field. The study also further contributes to the improvement of the competence of real estate industry-related workers and appraisers in the future. In addition, the study will aid in improving the appraisal system efficiently and systematically by suggesting the direction in which the value evaluation system of proptech should move forward.
