본 연구는 도시철도역 상업시설의 임대료에 영향을 미치는 요인에 관한 연구로 부산도시철도역의 상업시설 330개 표본을 선정하여 다중회귀분석을 통해 실증분석 하였다. 종속변수는 ㎡당 월임대료로 선정하였고 독립변수는 역세권 특성, 역사 특성 및 계약 특성의 12개 변수를 채택하였다. 분석은 종속변수와 독립변수 자료에 로그를 취한 이중로그 모형을 적용하였고, 다중회귀분석의단계별 방법으로 진행하였다. 분석결과 수정된 기준으로 73%의 상당히 높은 설명력을 가지는것으로 나타났고 변수별로 분석결과를 해석하고 연구의 결론과 시사점을 제시하였다.
This study investigates the determinants to the rental expenses of commercial facilities in urban railway stations, conducting empirical analysis by selecting 330 shopping malls within the Busan Metropolitan Railway Station as samples for multiple regression analysis. The monthly rent per m² was set as dependent variable. Twelve variables, from the characteristics of the station, it's sphere of influence, and contract, were selected as independent variables. The analysis applied double log type model to the dependent and independent variables data, processing each stages of multiple regression analysis. With the R² revised from analysis result, a considerably high explanatory power of 73 percent was shown. The analysis result was interpreted with each variable, leadingtoconclusionandimplicationo fthestudy.
