본 연구는 국내 부동산 시장에서 장년층이 실수요 및 잠재수요로서 역할과 중요성을 고려할 때 관련 연구의 필요성을 인식하고 진행하게 되었다. 특히 장년층 중에서도 아직까지 관련 연구가 미미한 베이비부머 이전 세대를 대상으로 하여 부동산 투자특성에 대한 연구를 진행하고자 하였으며, 유의미한 특성을 파악하고자 베이비부머 세대와의 비교 하여 연구를 진행하였다. 이를 위해 투자 부동산의 투자상품 특성 및 투자환경이 투자만족도와 재투자의도에 미치는 영향관계 구조를 설정하고 서울시에 거주하는 부동산 투자경험이 있는 장년층을 대상으로 설문조사를 실시하여 최종 541명의 유효표본을 구축하여 실증분석에 활용하였으며, 연구모형 및 가설검증을 통해 베이비부머 세대와 베이비부머 이전 세대 간의 투자만족도 및 재투자의도에 미치는 영향변수에 대한 유의미한 차이점이 도출되었다. 첫째, 베이비부머 세대에서는 투자수익성과 외부특성 순서로 투자만족도 및 재투자의도에 미치는 영향력이 가장 큰 변수로 나타났다. 둘째, 베이비부머 이전 세대에서는 외부특성과 투자수익성 순서로 투자만족도 및 재투자의도에 미치는 영향력이 가장 큰 변수로 나타났다. 셋째, 투자안전성은 베이비부머 세대가 베이비부머 이전 세대보다 투자만족도 및 재투자의도에 미치는 영향력이 조금 더 큰 것으로 나타났다. 이상의 연구결과를 종합해보면 베이비부머 세대와 이전 세대는 영향력 크기에 대한 차이는 있지만 외부특성, 투자수익성, 투자안전성이 투자만족도와 재투자의도에 영향을 미치는 중요한 변수로 나타났다. 본 연구는 부동산학의 학문적 측면에서 부동산 투자 관련 연구를 장년층을 대상으로 하여 베이비부머 세대와 이전 세대와의 비교 연구를 하였다는 점에서 연구의 다양성 및 확장성 측면에서 의미가 있으며, 본 연구결과를 통해 나타난 베이비부머 세대와 이전 세대의 부동산 투자특성에 대한 차이는 부동산 정책 수립 및 인구변화에 따른 부동산 시장의 수요특성 변화에 참고가 될 수 있을 것이다.
The purpose of this study make sense to analyze a characteristic of the investment satisfaction and re-investment intention between baby boomer and previous generation. The analysis is done based on 541 valid sample gathered from the survey. For analysis methodology, this study used SPSS 22.0, AMOS 22.0, along with analytic techniques, such as implementation of basic statistical analysis, reliability, and structural analysis. Through this study, structure influencing relationship on how the investment product characteristics and investment environment factors of investment properties can affect the investment satisfaction and re-investment intention is figured out. Following is the results summary of the research: First, it was find that the influencing factors ranking are the investment profitability and external characteristic for the investment satisfaction and re-investment of the investment properties at the baby boomer. Second, it was find that the influencing factors ranking are the external characteristic and investment profitability for the investment satisfaction and re-investment of the investment properties at the previous generation. Finally, it was find that the investment satisfaction affects the re-investment intention. This study have an academic importance for analyzing characteristics of the investment satisfaction and re-investment intention of the elderly people.
