본 연구는 서울 영동지구의 토지이용을 시계열적으로 조사, 분석하여 일반적인 교차로주변 토지이용 변화의 특성을 파악하고, 용도에 따라 특화된 교차로와 특화시기를 분석하는데 그 목적이 있다. 본문에서 분석된 내용들을 요약하면 다음과 같다. 첫째, 교차로주변의 토지이용이 가구(block)의 내부보다 고층, 고밀의 개발경향을 보이는 것으로 나타났다. 이는 비교적 높은 지가를 형성하고 있는 교차로주변의 토지에 대한 집약적인 이용의 반영으로 분석된다. 둘째, 시기적으로 보았을 때, 교차로주변이 기능적으로 변화하고 공간적으로 성장하는 과정에는 특정한 규칙을 갖는다. 셋째, 용도간의 상호관계에 있어서 또한 일정한 패턴을 보이고 있는 것으로 나타났다. 본 연구는 시가지가 형성되기 시작한 이후 35년에 이르는 장기간의 교차로주변 토지이용 변화 및 입지특성에 대한 시계열분석을 하였다는데 의의가 있다. 또한 도시공간구조에 대한 명확한 해석을 위한 근거를 제공하며, 추후 발생한 신도시나 신시가지의 개발에 응용할 수 있을 것으로 기대된다.
The purpose of this study is to analyze characteristics of land use change around crossroads of Youngdong New Town. The result of the analysis in this study revealed that first, crossroad- land use has been much changed with high density than inside of the block-land use. Second, there are specific patterns of crossroad- land use to make functional space. And third, there are specific patterns between each of land use of crossroad. It is very important that this study is analyzed the land use of crossroad and characteristics of location of last 35 years. It can help to understand structure of urban space, and to apply develop new town in future.
