이 연구의 주요목적은 주거·공업혼재지역의 특성을 분석하고 그에 따른 유형설정에 초점을 두고 있다. 특히, 이 연구의 주요 공간적인 대상인 인천시의 도심지역은 수도권의 대표적인 공업지 역할을 수행해오면서 도시 내부에 주거와 공업의 토지이용이 혼재된 전형적인 특성을 나타내고 있다. 유형은 크게 3가지로 설정하였다. 인천시의 도시기본계획상 용도지역 전환현황을 분석한 결과 주거용지 전환지역, 공업용지 보전지역, 주거·공업용도 혼재지역으로 구분되었다. 상기 3가지의 유형별로 1개의 사례대상지를 선정하여 구체적인 실태분석을 실시하였다. 실태분석 결과, 건축물의 용도비율과 노후도에 있어 유형별로 특색있는 결과가 도출되었다. 이러한 연구결과를 바탕으로 주거·공업 혼재지역의 전략적 도시재생기법 마련이 필요한 것으로 판단된다.
The purpose of this paper is to provide basic information on the Residential-Industrial Mixed Use Area in the urban area for the improvements of environment in the housing and industrial sector. For this purpose we classified the Residential-Industrial Mixed Use Area in the City of Incheon to 3 types as follows: Housing Oriented Type (15 sites), Industry Oriented Type (2 sites) and Complex Type (3 sites). Those sites were issued to change of zoning in both plans of ‘the Urban Master Plan of the City Incheon’ for 2011 and for 2020. In the analysis on the sites of case study, we choose 3 sites per each type and analyzed in the facts of site condition, zoning, land use and building use. In conclusion, we suggested the direction of management on the 3 types of Residential-Industrial Mixed Use Area.
