본 연구는 미국 대학생들의 주택선호 특성과 주거 입지요인의 특성을 분석하고, 주택선호에 주거 입지요인이 미치는 영향을 분석하여, 주택정책에의 시사점을 도출하는 것을 목적으로 한다. 연구결과를 요약하면 다음과 같다. 첫째로, 설문분석 결과를 통해 볼 때, 미국 대학생들은 대부분 임대 아파트 경험이 있으며, 졸업 후 차기 주택으로 임대 아파트를 보편적으로 선호하는 것으로 나타났다. 또한, 영구거주 주택으로 임대 아파트를 선호하는 대학생들도 상당수 있음을 볼 수 있다. 한편, 응답 대학생들은 아파트에 거주할 시 관리서비스와 같은 소프트웨어적인 요소들을 더 중요하게 생각하고 있으며, 향후에 주택을 선택 시 중요하게 고려하는 입지요인으로는 주택가격, 주택의 질, 안정성, 관리회사의 능력 순으로 나타났다. 둘째로, 향후에 주택을 선택 시 고려하는 입지요인에 대한 요인분석 결과, ① 평판 요인, ② 주택여건 요인, ③ 근린환경 요인, ④ 관리 요인, ⑤ 주택보조 요인 등 5개 요인을 추출하였다. 셋째로, 주거 입지요인이 응답자의 주택선호에 미치는 영향을 분석하기 위한 로짓 회귀분석 결과, 영구 아파트선호에는 주택여건 요인이, 응답자의 아파트 경험에는 평판, 근린환경, 주거보조 요인이, 응답자의 성별에는 평판, 주택여건, 근린환경, 관리, 주거보조 요인이 유의한 것으로 나타났다. 이러한 연구결과를 통해 볼 때, 우리나라에서도 양질의 시설과 관리서비스가 제공되는 임대 아파트 단지가 활성화될 경우, 임대주택에 대한 부정적 인식이 상당 부분 제거되어, 임대 아파트단지가 젊은층들의 유력한 주거 대안으로 자리잡을 수 있을 것으로 판단된다.


This paper aims at, firstly, analyzing the characteristics of housing and location factors which US university students prefer, secondly, examining the effect of location factors to housing preferences, and finally, deriving the implications about the housing policy. The main results of this study are as follows. Firstly, according to the questionnaire survey results, a great part of US university students have experienced to live in apartments, and they prefer apartments as next housing after graduation. And a meaningful part of them prefer apartments as permanent housings. They consider software factors such as qualities of management service are more important if they live in apartments. Most important location factors which they consider to select next housing are housing price(rent), quality of housing, competence of management company. Secondly, according to factor analysis, five new factors such as ① reputation, ② housing condition, ③ the neighborhood environment, ④ management, ⑤ housing subsidy are drawn out. Finally, according to logistic regression analysis, first, housing condition factor influences the preference of permanent housing, second, reputation, the neighborhood environment and housing subsidy factors influence the experience to live in apartments, third, all location factors influence gender.
