This study analyzes the geographical pattern of apartment housing in Seoul from 1963 to 2007. In order to analyze the pattern, this study utilizes the data of the property tax ledger of Seoul which includes information of year of construction, address, floor area, and etc. This study adopts Moran’s I and Getis-Ord G statistics for analyzing the geographical clustering. Moreover, it shows details of both macro and micro analysis of apartment housing changes in Seoul. The results illustrates that there were few apartments in limited inner city areas until 1970’s. However, after the 1970’s the apartment became popular and the most favorite type of housing in Seoul. The apartment became popularized and concentrated in Yongsan-gu area from 1970’s. Moreover, massive apartment complexes were developed in south of Han-river areas such as Gangnam-gu, Gangdong-gu, and Yeoeuido-dong areas. The pattern of concentration and clustering got wider in 1990’s. There were many large-scaled apartment developments in Gangnam-gu, Gangdong-gu, Nowon-gu, and part of Dobong-gu, and Yangcheon-gu areas. The result of this study provides the insight of the geographical pattern of apartment housing in Seoul. Since the population structure of Seoul is changing rapidly, the basic study on the spatial pattern of apartments contributes to establishing more efficient and adaptable housing policies in the future.
